Payson is a city of 21,101 people according to the 2020 Census, and it runs its own water, sewer and pressurized irrigation. Water losses here come from two directions: the plumbing inside the house, and runoff that comes down the canyon each spring.

Our crew is based in Spanish Fork and the emergency line answers day and night for ZIP 84651. Most Payson calls start with emergency water removal or flood damage restoration, then move to drying, cleanup and repair.

Payson Canyon runoff and the creeks that carry it

In April 2023 the city sent residents a flood preparation letter. It reported that crews had cleaned the Dry Creek Channel, Peteetneet Creek and the debris basins at the canyon mouth, and that the Payson Canyon snow measuring station sat at 253 percent of normal snow water. The city expected peak runoff from mid-May to mid-June.

That timeline is useful even in an average year. Runoff season is when window wells fill, sump pumps run nonstop and low spots in yards turn into ponds. If your home sits near a creek channel or on a slope below the canyon, test the sump pump before May and clear the window wells.

The same letter noted that some Payson homes sit in a FEMA designated floodplain, and the city held sandbag events on April 17 and 22, 2023 at 712 S 800 W. Standard homeowners policies exclude flood, so look up your address on the FEMA Flood Map Service Center and ask your insurer about a separate flood policy.

Flood season checklist for a Payson basement

Basement water in spring is rarely a single burst. It builds slowly, so a short check each week during runoff season catches it early.

Before the water rises

Test the sump pump, clear window wells and point downspouts away from the foundation. Move stored boxes off the floor onto shelves.

When water appears

Stay out of the basement if water is near outlets, the panel or a furnace. Call the electric utility or 911 if power is involved, then call our line.

Document and dry

Photograph the water line, keep a list of what got wet and avoid running a household vacuum on standing water. Crews pull the water and start structural drying.

If the water is dark, smells of sewage or came up through a floor drain, treat it as Category 3 and keep everyone out. That work needs trained crews and protective gear.

A city that runs its own water, sewer and irrigation

Payson City Corporation supplies drinking water from nine springs in Payson Canyon and four wells, according to its 2023 water quality report. Its Public Works page lists about 6,722 water connections, 6,268 sewer connections and 5,015 pressurized irrigation connections, and the city also runs storm drains.

The sewer plant treats nearly 2,000,000 gallons a day from Payson, Elk Ridge and Woodland Hills. Because the city handles all three systems, a wet spot outside has several possible sources. A soft lawn near the street could be irrigation, a storm drain issue or a leaking supply line, and a plumber or the city can tell you which before you decide who to call.

After the water is out

Once readings show the structure is dry, rebuilding drywall, insulation and flooring is covered on our water damage repair page. If something stayed damp for more than a couple of days, ask about mold remediation before the walls are closed up.

Ask Payson's Development Services whether your repair needs a permit. The answer depends on how much is being replaced, and it is easier to ask before the work than after.

The city's 2023 letter put peak runoff from mid-May to mid-June, after a heavy snow year. Timing changes each year with snowpack, so check the city's flood information page each spring.

The city's flood letter notes that some homes are in a FEMA floodplain. Look up your address on the FEMA Flood Map Service Center, and ask your insurer about flood coverage.

Standard homeowners policies usually exclude flood. Coverage depends on your policy and the cause, so ask your insurer directly.

Payson has a separate pressurized irrigation system. A wet yard is more often irrigation, and a wet wall indoors is usually drinking water or drains. Close the right valve first, and call us if water has entered the house.
